Letting Agent in Glasgow

Gallus Lettings understands the importance of having your Property properly managed, while keeping costs as low as possible.

As Landlords and Investors ourselves, we aim to manage our clients’ properties with our hands-on style and make sure their investment is in safe hands at all times. We know that sometimes a quick phone call is better than sending an engineer out at cost, that’s why we aim to solve any minor issues we can in-house by providing the knowledge ourselves.

Gallus Lettings operate a ‘No Hidden Fee’ policy, meaning we do not charge for any services out-with the above-mentioned fees. We also operate a ‘No Tenant No Fee’ policy, meaning we only charge the management and marketing fees when a Tenancy Agreement has been signed.

Our Property Management Fees

Fees are charged at 10% + VAT for Full Management Service.

  • £50 Minimum

£250 + VAT – Charged at each change of tenancy and includes:

  1. Professional Photography
  2. Professional Video Walk-Through
  3. Property Valuation
  4. Marketing on Rightmove, Zoopla, etc.
  5. Marketing Across Social Media Platforms
  6. Viewings
  7. Tenant Referencing
  8. Inventory and Schedule of Condition
  9. Tenancy Agreement

10% + VAT – Any works instructed to be arranged by Gallus Lettings may be subject to a management fee of 10% + VAT (such as cleaning, rubbish removal, contractors works).

10% + VAT – All compliance certificates arranged by Gallus Lettings – and remedial works – may be subject to a 10% + VAT management fee. This includes keeping our landlords fully compliant with:

  1. Electrical Installation Condition Reports (EICR)
  2. Gas Safety Certificates (GSC)
  3. Energy Performance Certificates (EPC)
  4. Legionella Risk Assessment (LRA)
  5. Portable Appliance Testing (PAT)
